A home’s change in ownership from seller
to buyer involves many documents that must be quickly and correctly completed
and filed. Jonathan Taylor and the team at Taylor & McNew are not
only familiar with these requirements but also know how to resolve virtually
any conflict, should one arise during negotiations. It’s our knowledge
of the law and of the people involved in the real estate transaction
that makes the difference.
Title Search
As your lawyer, Taylor & McNew will order and review the title search (which
involves a search through sixty to eighty years of public records) and survey
to determine if there are any issues that must be resolved before the buyer takes
title of the property. Our aim is to determine as quickly as possible if there
are any old liens or mortgages against the property or other issues that would
impact the sale and resolve them so that settlement will not be delayed.
Title Insurance
We’ll also arrange for lender and owners title insurance, which protects
the lender’s and buyer’s ownership interest in the property. Our
work further includes providing the mortgage company with the title binder, insurance
binder, survey, home inspection and termite reports and any other necessary information.
Settlement
To complete the transaction, we’ll prepare the deed and required affidavits,
schedule the time and place of settlement, explain all documents that are to
be signed by the buyer and record documents after settlement. Throughout this
process, we’re on hand to answer any settlement questions or address any
concerns you may have.
